Reading Your VA Cash-Out Estimate: Fees, Value and Payoff

How the main inputs in a VA cash-out estimate work, and where to confirm each one.

How the main inputs in a VA cash-out estimate work, and where to confirm each one. Work through each part below with your own numbers and documents, and keep notes as you go.

Home value comes from the VA appraisal

VA assigns an appraiser who determines the reasonable value and checks the home against VA minimum property requirements. Your estimate should use a conservative value until you see the notice of value, because the loan amount is based on it.

The funding fee changes the loan amount

Most borrowers pay a VA funding fee, which can be financed. The fee depends on the loan type and whether you have used the benefit before. Borrowers receiving VA compensation for a service-connected disability and certain others are exempt. Check the current chart on VA.gov.

Payoff includes more than the balance

Ask your servicer for a payoff statement, which includes accrued interest and any fees through the payoff date. Include every lien that must be cleared. These figures directly reduce the cash you receive.

Compare with the recoupment rules

For refinances, VA and federal law include consumer protections such as a recoupment requirement for certain costs and a comparison disclosure from the lender. Ask your lender how your loan meets them and compare the result with your own estimate.
